Reasons why I like having a rental property

Now that rental work is done temporarily until the next year (when hopefully we will have our emergency fund sufficiently restored to have money available to do work), I am going to think only about positive aspects of renting:

1) I have an asset that I've not sold and paid capital gains on and that may help provide cash for retirement.
2) Renters pay for renovations, repairs and on going maintenance on this asset.
3) Hubby keeps costs down by doing as much as he can but we are going to use outside help now because it is simply easier to do this as we live too far from the rental place to do all the work easily.
4) I like having an extra source of income just in case I can't get a grunt job when a major bill come due (such as taxes, insurance or Christmas).
5) The rental property is paid off and is paying for our personal home mortgage.
6) The rental property is still in fairly decent shape because we did some work on it this summer.
7) We will be able to fix things that need fixing and thereby get a better quality of tenant into the house which in turn will reduce our expenses on the house and increase our returns.
8) No matter who we rent to they won't be as good to the house as owners so I might as well expect to have a cleaning service come in once a year - when renter leave the house dirty.
9) Rental properties are usually peaceful for us - depending on the tenants and when they are peaceful - they are better than grunt jobs.
10) It is better than a grunt job because we control the amount of work we do on it. A grunt job controls how much work you do in it.

So there you go - some reasons why I like having a rental property despite all the tenant problems. In fact, tenants who don't live up to their responsibilities are the main reason I don't like my rental property.
